{"id":1175230,"date":"2020-12-04T13:30:45","date_gmt":"2020-12-04T18:30:45","guid":{"rendered":""},"modified":"2023-01-03T12:12:12","modified_gmt":"2023-01-03T17:12:12","slug":"voyez-si-le-nouveau-proprietaire-peut-augmenter-votre-loyer-0","status":"publish","type":"steps","link":"https:\/\/stepstojustice.ca\/fr\/steps\/housing-law\/voyez-si-le-nouveau-proprietaire-peut-augmenter-votre-loyer-0\/","title":{"rendered":"Voyez si le nouveau propri\u00e9taire peut augmenter votre loyer"},"content":{"rendered":"<p>La plupart des logements locatifs en propri\u00e9t\u00e9 priv\u00e9e de l&#8217;Ontario sont vis\u00e9s par des r\u00e8gles sur les augmentations de loyer, qui s&#8217;appliquent m\u00eame quand le logement est vendu.<\/p>\n<p>Voici les r\u00e8gles de base\u00a0:<\/p>\n<ol>\n<li value=\"NaN\">Les augmentations de loyer doivent \u00eatre s\u00e9par\u00e9es par une p\u00e9riode d&#8217;au moins 12\u00a0mois;<\/li>\n<li value=\"NaN\">Le propri\u00e9taire doit vous informer de l&#8217;augmentation par un pr\u00e9avis \u00e9crit de 90\u00a0jours;<\/li>\n<li value=\"NaN\">L&#8217;augmentation de loyer ne peut pas d\u00e9passer le maximum pr\u00e9vu par les <a href=\"\/fr\/questions\/housing-law\/quelle-est-laugmentation-de-loyer-maximale\">r\u00e8gles provinciales<\/a>, sauf si le propri\u00e9taire obtient l&#8217;autorisation de la Commission de la location immobili\u00e8re (CLI). Toutefois, cette r\u00e8gle ne s&#8217;applique pas \u00e0 certains <a href=\"\/fr\/steps\/housing-law\/v\u00e9rifiez-si-le-taux-l\u00e9gal-daugmentation-des-loyers-sapplique-\u00e0-votre-logement\">nouveaux logements locatifs<\/a>.<\/li>\n<\/ol>\n<p>Ces r\u00e8gles ne s&#8217;appliquent pas au loyer initial d&#8217;une nouvelle location avec un nouveau <strong>locataire<\/strong>. Mais quand un nouveau <strong>propri\u00e9taire <\/strong>prend possession des lieux, il ne s&#8217;agit pas d&#8217;une nouvelle location, et les r\u00e8gles s&#8217;appliquent.
