Can I install a security camera in my rental unit?Usually, you can put up a security camera to watch over your own unit or belongings for security reasons. For example, if there has been stealing or other issues in the building, you may be allowed to have a camera that records:
- the entrance to your unit
- your car in the driveway
- belongings that you store in a shed or locker
But your camera might disturb other residents' reasonable enjoyment if it can:
- see what they do in a common area,
- see into any parts of their units, or
- record audio and what they say. This may also be a criminal offence.
Your landlord can ask you to remove the camera if it disturbs other residents. The landlord could also give you an eviction notice. And you can be charged with a criminal offence.
