1. Talk to your landlord
Question & Answer
What if my landlord says they can evict me without an LTB order? If you feel comfortable, you can try to talk to your landlord about the issue. It's a good idea to talk about the reason they want to you to see if you can solve the problem.
For example, your landlord might want to evict you because they think you owe rent. You can talk with your landlord about making a payment agreement. Or maybe you don't really owe rent but your landlord thinks you do. You can try to convince your landlord that they made a mistake. You should show them like receipts or e-transfer confirmations to prove that you made all your payments.
You can also explain to your landlord that you believe you're protected by the Residential Tenancies Act (RTA). If you're protected, you can only be evicted for certain reasons. And your landlord is not allowed to evict you without going through the eviction process at the (LTB).
Usually, the first step your landlord must follow in the LTB eviction process is to give you a written notice. The might tell you how to cancel the notice so that you won't have to move out. For example, you can pay rent that the notice says you owe or stop doing something that the notice says you have done.
But even if you get a notice for eviction, that doesn't mean you have to move out. Your landlord must still apply to the LTB to evict you. And only the can change the locks.
